The Australian aged care sector is expected to experience significant growth in the coming years as Australia’s population ages and demand for aged care services increases

As of March 2023, there are 484 active projects in the aged care and retirement living category, as reported by BCI Central. These projects include aged care facilities, nursing homes and retirement villages, totalling just under 15.77 billion AUD.

Over half of these projects (266) are currently at the Design & Documentation stage of construction, with plans being submitted or awaiting approval. If we look at the volume of projects in each state, there are 165 projects across NSW and ACT, and a similar number across VIC, TAS and SA.

BCI LeadManager provides detailed insights into what the aged care sector’s leading developers, architects and builders are working on, while BCI Analytix takes a deeper dive into the sector’s key market players overall.

In the BCI Sector Snapshot report, we’ve ranked the top three developers, architects and builders based on total construction project value (as reported by BCI Central over the past 12 months). Ryman Healthcare ranks as the top developer for aged care and retirement living projects and ranks second in the top three builders in the country. Lendlease – Sydney has a similar standing as the number one builder and the number two developer, while Via Architects – Melbourne takes out the number one architect based on total construction project value.
